This mixed-use development in Austin’s Windsor Park neighborhood leverages the latest in local zoning legislation to deliver a shining example of the middle that’s largely missing in the city’s contemporary housing stock. To take advantage of the new Vertical Mixed Use (VMU) designation, the building includes a row of neighborhood-scale commercial suites along its frontage and offers a portion of its efficiency, one-bedroom, and two-bedroom units at rents below market rate. These features unlocked exceptions to the zoning code, clearing the way for Plural to provide density with four stories of residential housing above the commercial ground floor.
